history

Beginnings

PHINMA Property Holdings Corporation (PHINMA Properties), as the property development arm of leading Philippine business conglomerate PHINMA Corp., was born out of the PHINMA Group’s mission to help build our Nation through competitive and well-managed enterprises, with the aim of providing every Filipino with an improved access to the essentials of a better life, specifically through housing.

Since its inception nearly three decades ago, PHINMA Properties has been known for the development and building of several popular, upscale townhouse projects, such as the Manila Polo Club Townhouses, Mariposa Villas and Mariposa Square Townhouses. By the early 1990s, PHINMA Properties strategically turned its focus on low-cost, affordable housing projects, building 500 housing units just south of Metro Manila, in the Laguna and Cavite areas.

Medium-rise buildings

In response to developments in market demand, the Company shifted from “horizontal” suburban development in favour of “vertical” urban housing. This has culminated in the Company’s adoption of  Medium Rise Buildings (MRB) as the basis for its subsequent projects, while maintaining its status as a provider of affordable housing. Since then, PHINMA Properties has been specializing in the development of medium-rise residential condominiums for the affordable market in various in-city locations throughout Metro Manila.

Through continuous research and development, PHINMA Properties pioneered the advanced, the industry-recognized construction method called the Box Systema building system wherein the major walls are made of reinforced concrete (buhos) resulting in a more rigid, sound structure. The building system completes the condos at a faster rate than conventional systems, resulting in lower construction and financing costs and a lesser carbon footprint.

PHINMA Properties continued harnessing its resources and construction expertise to build well-planned, better-than-average and conveniently located medium-rise residences for the middle-income population.

During the 2000’s, the company developed several other medium-rise communities in Quezon City – the Sunny Villas, the Housing and Land Use Regulatory Board’s Best Condominium Design, Spazio Bernardo, the Spazio Bernardo West Villas and the San Benissa Garden Villas.PHINMA PROPERTIES later developed its first condominium township outside Quezon City –Fountain Breeze, a master-planned community in Sucat, Paranaque. It was followed by the development of  upscale mid-rise condo developments called Sofia Bellevue and Flora Vista in Quezon City.

All projects met an overwhelming demand from the market – sold out in less than a year and completed in just a short period of time. The projects exemplify the company’s advanced housing technologies and highlight the blossoming tradition of constructing affordable mid-rise developments.

Socialized Housing and Inclusive Business

PHINMA Properties has had extensive experience in the past with Socialized Housing Projects. Its proudest achievement in that regard, however, was the socialized housing community of BISTEKVILLE II. BISTEKVILLE II is a socialized housing development framed by an Inclusive Business model intended for an ISF community in Baranggay Kaligayahan, Quezon City. The project has been successfully completed last December 2014, formulated to be an Inclusive Business Model through its partnerships, and improving the livelihood and welfare of its beneficiaries. The success of Bistekville II merited its inclusion in the United Nations Business Call to Action (BCTA) Forum held in New York last September 2014, which concluded with PPHC’s induction into the BCTA international platform, alongside other organizations that advocate socially responsible practices.

At present, the company has established socialized housing projects in Malabon, Bulacan, and Cavite, with others well on the way. Its consistently amicable relations and partnerships with local government units has led it to be cited by Vice President Leonor Robredo as one of the pioneering private entities that works hand-in-hand with the government in reducing the national housing backlog. It has also taken steps to promote green technology in socialized housing, with the introduction of sustainable solar-powered units in its project Grand Strikeville 4 in Bacoor Cavite.

 

Current Projects and the Future

PHINMA Properties further expanded and strengthened its foothold in the mid-income segment of the housing sector with the development of its flagship project, ASiA Enclaves in Alabang, Arezzo Place in Pasig, Solano Hills in Sucat, Hacienda Balai in North Quezon City, Hacienda Balai Sta. Rosa, and Arezzo Place Davao, its first development in Davao City.

ASiA Enclaves Alabang was awarded as the Best Affordable Condo in Manila by the 2014 Philippines Property Awards, and as one of the Highly Commended the Best Condo Developments in the Philippines by the 2014 South East Asia Property Awards. Arezzo Davao meanwhile, garnered the Highly Commended Best Condo Development in Davao Award from the 2015 Philippines Property Awards. Hacienda Balai North Quezon City was also declared the 2016 Best Affordable Condo in Metro Manila by the 2016 Philippines Property Awards.

The company continues to develop new projects to reach the broader market of today’s families in the country’s emerging commerce centers. In the near future, PHINMA Properties is eyeing projects in aptly-named “new-wave cities”, areas where economic and urban growth are poised to reach exponential heights in the next few years. These include Cebu, Iloilo, Sta. Rosa, and others. The first of such projects, Hacienda Balai Sta. Rosa, is already being developed, enjoying unrivalled convenience with its proximity to new commercial townships and international businesses arriving in the city.
